Below is a list of the Certificate request types that you can lodge online. Please select the required certificate type/s and click the Next button to continue. The Cost displayed for each certificate type applies to each property requested.
Certificate Request
All certificates will be sent back to you via email to the email address on your registration or to the address you enter as part of this request.

The certificates will be issued during normal business hours Monday to Friday.

IMPORTANT: NO refunds will be issued for incorrect property selection or duplicate applications. Please review the summary section carefully before payment.

Council only accepts payments via Credit Card (Visa or MasterCard).

Section 10.7 (2) Certificate $69.00 (previously Section 149(2) Certificate)
Part 2 Planning Certificate includes information in relation to land use zones and any proposed changes to those zones, names of relevant local environmental plans, state environmental planning policies and development control plans which apply to the land, any road widening that may affect the land, heritage items or heritage conservation areas, whether the land is affected by a policy that restricts development because of the likelihood of land slip, bushfire, tidal inundation, subsidence, acid sulfate soils, land contamination, flooding or any other risk, whether Complying Development may be carried out under State Environmental Planning Policy (Exempt and Complying Development Codes) 2008, orders under the Trees (Disputes Between Neighbours) Act 2006, whether there is a current site compatibility or site verification certificate of which the Council is aware in respect to the land.


Section 10.7 (5) Certificate $104.60 (previously Section 149 (5) Certificate)
Part 5 Planning Certificate includes information in relation to resolutions of Council concerning preparation of a Planning Proposal that may affect the land, whether there are draft amendments to the Hornsby Development Control Plan that are on exhibition or have been adopted by Council for exhibition applying to the land, whether Council is aware of a history of potentially contaminating land use and the land is zoned Business, Industrial, Infrastructure, Rural or Environmental Management.
Note: A Planning Certificate (Part 5) cannot be obtained unless a Planning Certificate (Part 2) has been issued within the last three months

Section 603 Certificates $100.00 Outstanding Rates and Charges on a Property

Urgent ePathway Section 603 Certificate $150.00 Urgent Request for Outstanding Rates and Charges on a Property - Additional Cost

Section 735A (and former 121ZP) Certificate $162.50 Outstanding Notices and Orders Certificate - This certificate is a Section 735A Certificate as to Notices (Local Government Act, 1993), inclusive of the provisions of Clause 41 of Schedule 5 (Environmental Planning & Assessment Act, 1979).

Section 88G Certificate $10.20 This certificate states whether there are any outstanding amounts owing to Council in relation to a positive covenant.

Applications will need to be accompanied by a copy of the 88B Instrument which can be attached on the Certificate Details page.
